What is IDX?

IDX, or the Internet Data eXchange Program, is a policy developed by the National Association of Realtors, NAR, provides the ability for real estate brokers to share listing information. Specifically, IDX gives all brokers a chance to work together for everyone’s individual benefit, by allowing brokers to share listing information in a public place. IDX is viewed by some to be the second biggest thing in Real Estate since MLS’, which was a way for brokers to share listings privately.

IDX was created to provide a system where brokers give each other permission to display their listings on each other’s websites, within certain guidelines.

So what does this mean for me as a real estate customer?

As a buyer, the incorporation of all of the IDX listings on our website means that you have access to nearly every listing that is available in the Albuquerque MLS without leaving our or our affiliate websites. No other broker in Albuquerque will have more listings on their website than we do. So you can stay right here and search for properties.

As a seller, this means that your property now has far more exposure than has ever been possible. Your property can be viewed on not only our websites, but those of any other broker in the Albuquerque market that supports IDX.

Why do you say "Nearly All Albuquerque Properties"?

The IDX Program allows brokers the ability to Opt-Out of IDX. This means that their listings will not be available for display on other broker websites. This also means that they are not permitted to display the listings of any other broker on their website. By choosing a broker that has opted-out of IDX, you really limit the exposure that your property could receive. Be sure to ask your realtor if their broker supports IDX.

How can I tell which properties are IDX?

When you search for properties on our website, you will see this IDX icon next to the properties that are those of other brokers. These properties will also have an IDX notice displayed with them along with the listing broker name and phone number. This information is required to be displayed by tyhe IDX Program on all IDX properties.
